RA 8560, as amended by RA 9200
The Philippine Geodetic Engineering Act of 1998 reserves the practice of geodetic engineering (including land, subdivision and relocation surveys) to Geodetic Engineers registered and licensed by the Professional Regulation Commission (PRC). Survey plans must be signed and sealed by a licensed GE to be accepted by government agencies.
DENR, Land Management Bureau
Survey returns for original surveys, relocation surveys and subdivisions of untitled land are submitted to the DENR Land Management Bureau or the regional Land Management Services for verification and approval, under the revised regulations on land surveys (DAO 2007-29). Plans must be referenced to PRS92.
PD 1529 · LRA · Registry of Deeds
The Property Registration Decree governs the Torrens system. Original registration requires a survey plan by a licensed Geodetic Engineer approved by the DENR; subdivision and consolidation plans of titled land are verified and approved before the Registry of Deeds issues new certificates of title.
Does your fence match your title? Discrepancies between the technical description on the title and the actual occupation on the ground are common in the Philippines, and they stall sales, bank loans, estate settlements and building permits. A relocation survey by a licensed Geodetic Engineer establishes where your boundaries really are, before a dispute turns into a court case.
