On Boracay, Proclamation No. 1064 (2006) classified 628.96 hectares as alienable and disposable and 400 hectares as forest and protected land. The 2018 rehabilitation applied a 25 meter beach easement plus a 5 meter forestland strip, and in June 2021 the DENR lifted the suspension on survey plans and patents there.

Common problems in Western Visayas

• Boracay beachfront lots: The 2018 rehabilitation used a 25 meter beach easement plus a 5 meter forestland strip, and 273 of 339 encroaching structures were reported demolished by July 2021. Local ordinances can add to these distances, so confirm which applies to your lot.
• Boracay lots held on possession only: The Supreme Court has said occupation alone does not give title there; the land has to be classified alienable and possession has to go back to June 12, 1945. With titling reopened in 2021, ask a lawyer first and a Geodetic Engineer second.
• Lots near Panay's natural parks: Northwest Panay spans Aklan and Antique towns, and Sibalom Natural Park lies in Antique. Ask the DENR office whether your lot touches a park boundary before planning any building.
• Lots near the Pan-ay River in Capiz: Siltation in the Pan-ay River has worsened floods in Roxas City and nearby towns. A survey can show where your boundary sits against the riverbank and the pond dikes.
