Subdivision Survey in the Philippines
Division of one titled property into two or more lots, each with its own approved plan and technical description, so the Registry of Deeds can issue a separate certificate of title per lot. For inheritance partition, partial sales, and family lot divisions.
What is a subdivision survey?
A subdivision survey splits an existing parcel, the "mother lot", into two or more smaller lots. The Geodetic Engineer surveys the property, designs the division according to your instructions and the applicable rules, and prepares the subdivision plan with a technical description for each resulting lot. Once the plan is verified and approved by the proper authority, the Registry of Deeds can cancel the mother title and issue individual titles for each new lot.
For titled land, subdivision plans are processed under Section 50 of PD 1529 (the Property Registration Decree); survey returns are prepared by a licensed Geodetic Engineer and submitted for verification and approval before registration. For untitled land, subdivisions follow the DENR's land survey regulations.
When do you need one?
- Inheritance and estate settlement: When heirs agree to partition an inherited property, each share needs its own approved lot and technical description before individual titles can be issued.
- Selling a portion of your lot: You cannot transfer title to "the left half" of a parcel. The portion must first be segregated through an approved subdivision plan so it gets its own title.
- Dividing land among family members: Parents distributing lots to children (cleanly, with each child holding a separate title) start with a subdivision survey.
- Separating a mortgaged or developed portion: Banks and buyers deal in whole titled lots. Segregating the relevant portion first keeps the transaction clean.
- Right-of-way segregation: When an access road or easement is carved out of a parcel, the affected strip is delineated through a subdivision plan.
When is it not necessary?
- Selling or transferring the entire lot: A transfer of the whole property does not require a subdivision; the existing title is simply transferred.
- Co-ownership without physical division: Heirs or buyers can hold undivided shares in one title. A subdivision is only needed when you want each share to become a distinct, separately titled lot.
How does the process work?

Survey and layout design
The team surveys the mother lot, tied to established control points in PRS92, then drafts the subdivision layout (lot sizes, shapes and access) following your instructions and the applicable local rules.
Plan preparation and approval
The GE prepares the subdivision plan and the technical descriptions of each lot, signs and seals them, and submits the survey returns for verification and approval by the proper authority (the DENR Land Management Services, or through the LRA process for titled land under PD 1529).
Titling of the new lots
With the approved plan and supporting documents, the new individual titles are processed at the Registry of Deeds. You receive the approved plan and technical descriptions, plus your file copies in DWG + PDF.
What to ask the Geodetic Engineer before hiring
- Who handles the approval processing? Clarify whether the fee covers only the survey and plan, or also the processing of verification and approval with the DENR/LRA, and which government fees are on your account.
- Does the layout comply with local rules? Minimum lot areas and access requirements differ by LGU and zoning. An experienced GE flags problems before the plan is drawn, not after it is denied.
- Are you PRC-licensed and in good standing? Ask for the PRC registration number and verify it via the PRC online verification service. Only plans signed and sealed by a licensed Geodetic Engineer are accepted for approval.
