Land surveying and Metro Manila
The West Valley Fault runs through, among others, Parañaque, Makati, Taguig, Marikina and Quezon City, as well as Pasig and Muntinlupa. According to reports, Quezon City designated five meters on both sides of the fault line as a buffer free of structures.
In 2023 the Philippine Reclamation Authority reported 13 approved reclamation projects in Manila Bay, three of them underway: Pasay Harbour City, a Pasay project with SM Prime, and Manila Waterfront City.
Along Marikina and Quezon City creeks, the Water Code sets a public easement on urban banks, and the Water Code sets 3, 20 or 40 meters, so confirm which applies.

- City lots on the West Valley Fault: Where a 5-meter buffer applies, a lot in Makati, Taguig or Quezon City can lie within it even if the title does not show it. A Geodetic Engineer plots the lot against Phivolcs fault-trace data first.
- Lots on Manila Bay reclamation: In Pasay and along Manila Bay, new land is still being created. Before buying a lot there, it is advisable to confirm its parent title and plan, then have the boundary checked on the ground.
- Lots along Marikina and QC creeks: Marikina and Quezon City both have creeks running through built-up areas. For a lot beside one, a survey plots the boundary against the bank, and it is advisable to ask the city which easement and classification apply before you plan to build.
- Bayside lots in Pasay and Manila: The Water Code easement covers shores as well as river banks; it is advisable to ask DENR how it applies to a bayside lot.

A title may not show fault information. Phivolcs publishes fault-trace maps, and Quezon City has reportedly designated a 5-meter buffer on both sides. It helps to ask a Geodetic Engineer to plot your lot against that trace and see how much of it falls inside.
How do I check a lot on Manila Bay reclaimed land before buying?+
Ask the seller or developer for the title and the plan it came from.
